Your Local Operations Manager (LOM) performs 4–7 focused maintenance tasks each monthly visit. All items are completed by year-end across three climate-specific tracks: Desert, Mountain, and Coast.

HVAC Filter Replacement (Monthly)

Monthly HVAC filter swaps prevent system strain, improve air quality, and extend equipment life by years. In desert markets, this is critical — dust and pollen clog filters in weeks.

Smoke & CO Detector Testing

Life safety systems tested and batteries replaced on schedule. Required by most STR permits and essential for guest safety and your liability protection.

Water Heater & Plumbing Inspection

Annual water heater flush and anode rod check extends water heater life by 3–5 years. Under-sink leak inspections catch water damage before it becomes a $10,000 remediation.

Appliance Function Testing

Dishwasher, garbage disposal, dryer vent, refrigerator coils — all tested and serviced on schedule. A clean dryer vent is fire prevention; it's also an efficiency gain.

Exterior & Seasonal Prep

Climate-specific exterior maintenance: BBQ grill cleaning, irrigation system adjustments, pest entry point sealing, patio furniture staging, and defensible space audits for wildfire markets.
